Elevate Estate – Stage 2 Construction Update
CFMG Residential Communities would like to provide you with a construction update on Stage 2 at Elevate, Ormeau Hills. After significant delays relating to access agreements with neighbouring landowners and some additional council requirements relating to this, construction of Stage 2 has now commenced. Pleasingly, all bulk earthworks relating to Stage 2 were completed in advance during Stage 1 works, which provides our contractors with a significant head start.
However, the current hurdle that has the potential to cause further delays is the shortage of concrete pipes across the South East Queensland market. As a result of this hurdle, our project management team is working on the following procurement strategies:
- 10 week lead time for pipes via local supply chains (non-preferred option)
- 5 week lead time for pipes via interstate supply
- Use of alternative pipe solutions. However, the approved operational works do not specify the use of alternative pipes. Gold Coast City (GCC) are currently assessing our application to use these alternative pipes, we can not proceed on this option until there is approval granted from GCC.
While the above issues relating to pipes is being resolved, construction will continue where possible with the digging of trenches to commence this week in anticipation of the arrival of pipes. This would have commenced last week, however the weather intervened.
We note that stakeholders are wishing to receive an updated construction program, however this is currently not possible until the pipe solution is resolved. An accurate forecast registration date is not available without resolving this issue that is impacting all developers in South East Queensland at present.
